Residential Complex of 6 Single-Family Homes

The Valga Residential Project consists of the development of six detached single-family homes in the municipality of Valga (Pontevedra) , designed under criteria of energy efficiency, construction sustainability and architectural quality.

 

The complex is located on an urban development plot of more than 6,000 m², organized into six residential units with gardens and private pools, connected by a shared access road and parking.

 

Each home is designed with a functional, modern, and bioclimatic approach , prioritizing solar orientation, thermal insulation, natural ventilation, and landscape integration with the surrounding environment.

 

The project represents a new commitment to efficient and sustainable single-family housing, combining contemporary architecture and economic optimization.

CONSTRUCTION CHARACTERISTICS

Foundation and Structure

      - Foundation with continuous reinforced concrete footings.

      - Mixed structure with load-bearing walls and reinforced concrete columns.

      - Ventilated ground slab with anti-radon barrier in accordance with DB-HS6.

Facades

      - ETICS (External Thermal Insulation Composite System) - 80 mm over thermoclay wall.

      - Exterior finish in white mortar with details in technical wood or composite panels.

      - Aluminum exterior joinery with thermal break and low-emissivity glazing.

Roof and Insulation

      - Ventilated pitched roof with curved or flat ceramic tiles, depending on typology.

      - High-density XPS thermal insulation.

      - Hidden lacquered aluminum gutters.

Interior Finishes

      - Porcelain stoneware flooring and floating laminate floors in bedrooms.

      - Walls finished with washable plastic paint and plasterboard ceilings.

      - White lacquered interior doors and modular built-in wardrobe.​

INSTALLATION AND ENERGY EFFICIENCY

  • Air conditioning: high-efficiency air-water aerothermal system with underfloor heating.

  • ACS : production by heat pump.

  • Lighting: LED technology throughout the home.

  • Sanitation: separate network for rainwater and wastewater.

  • Expected energy efficiency: class A.

  • Photovoltaic pre-installation: optional for self-consumption.

EQUIPMENT AND FINISHES

  • Kitchens: furnished with contemporary designer furniture and compact quartz countertops.

  • Bathrooms : minimalist wall-hung toilets, single-lever faucets, and extra-flat showers.

  • Interior carpentry: white lacquered doors with stainless steel hardware.

  • Flooring: laminate flooring in bedrooms and living areas; porcelain stoneware in bathrooms and kitchens.

  • Terraces and balconies: non-slip ceramic flooring and laminated glass railings.

SUSTAINABILITY AND RESPONSIBLE DESIGN

The project applies bioclimatic architecture strategies and low-carbon materials:

 

  • High-efficiency thermal envelope (SATE + XPS insulation).

  • Use of renewable energy (aerothermal energy and solar self-consumption).

  • Efficient management of rainwater.

  • Minimizing waste during construction

 

IMPACT AND RESIDENTIAL VALUE

 

  • Promotion of sustainable and efficient housing in the Valga region.

  • Revaluation of the environment through modern and orderly urbanization.

  • Generation of technical and local employment during the execution phase.

  • A replicable project as a model for responsible residential development in Galicia.

URBANIZATION AND ENVIRONMENT

The project includes a 2,000 m² private development with interior circulation areas, communal parking, landscaping, and pedestrian access to each home.

Each unit will have its own private pool and independent perimeter fencing.

The Valga area, in the heart of the Rías Baixas, offers a natural, peaceful, and well-connected setting, with direct access to the AP-9 and proximity to Pontecesures, Padrón, and Vilagarcía de Arousa.

The location guarantees an ideal balance between residential living, urban connectivity, and the Galician rural environment.
