The Samil-Rois Residential Project represents a new generation of residential construction in the municipality of Rois (A Coruña, Galicia) , conceived under principles of energy efficiency, comfort, sustainability and contemporary architectural design.
The building will be developed in one of the urban core's expanding areas, blending harmoniously into its surroundings and providing a new standard for high-quality multifamily housing. Its design combines clean lines, sustainable materials, and a balance of modern aesthetics and constructive functionality.
This project consolidates the company's commitment to developing sustainable residential solutions in Galicia, applying advanced criteria for habitability, efficiency, and low environmental impact.
CONSTRUCTION CHARACTERISTICS
Foundation and Structure
- Reinforced concrete slab with solid decks and structural support columns.
- Shallow foundation with footings and perimeter retaining walls.
Roof and Flat Roof
- Non-accessible inverted flat roof with high-density XPS insulation.
- Two-layer waterproofing system with mineral protection finish.
Facade and Thermal Envelope
- External Thermal Insulation System (ETICS) with 80 mm thickness.
- Exterior finish in white acrylic mortar with vertical solar control panels.
- Lacquered aluminum exterior joinery with thermal break and low-emissivity, solar-control glazing.
Interior Partitions and Finishes
- Interior partitions in laminated plasterboard with acoustic insulation.
- Large-format ceramic flooring in common areas and AC5 laminate flooring in interiors.
- Suspended plasterboard ceilings with recessed LED lighting.
