The DSM Residential Project is a development of three detached single-family homes located in Fene (A Coruña, Galicia), designed with criteria of energy efficiency, comfort, and sustainability in mind.

Located at 70 Doctor Sixto Mauriz Street, the homes are built on three independent plots with a total surface area of over 2,800 m² , the result of the grouping and subsequent segregation of the original parent property.

Each home, built on a single floor, offers a modern and functional architecture that balances construction efficiency, quality materials, and passive solar energy. The complex is designed to offer an exclusive, tranquil residential environment perfectly integrated into the urban fabric of Fene.

CONSTRUCTION CHARACTERISTICS

Foundation and Structure

- Continuous reinforced concrete footings.
- Ventilated slab with recycled polypropylene modules and anti-radon barrier.
- 24 cm perimeter walls made of thermoclay blocks.
- Granite columns in exterior porches and lacquered metal structure in the garage.

Roof

- Verea System roof with curved red ceramic tiles, XPS thermal insulation, and vapor barrier.

- One-way reinforced concrete slab with EPS infill and waterproofing membrane.

Facades

- External Thermal Insulation System (SATE – ETICS) with 80 mm insulation over thermo-clay walls.

- Smooth mortar finish with integrated joinery in a ventilated facade.

Joinery and Glazing

- Kömmerling76 AD Xtrem PVC windows, white finish, with thermal break.
- Saint-Gobain Climalit Plus PLANITHERM 4S double glazing with solar control and low emissivity coating.
- Aluminum slat roller shutters with electric operation.

Interior Finishes and Flooring

- Matte porcelain stoneware in kitchen, bathrooms, and wet areas.

- Natural teak wood flooring in living room and bedrooms.

- Suspended plasterboard ceilings with thermo-acoustic insulation.

INSTALLATION AND ENERGY EFFICIENCY

Air conditioning system: air-water aerothermal heat pump with aluminum emitters or fan coil.
Plumbing: PE-X/Al/HDPE multilayer pipes with sectorized shut-off valves.
Sanitation: soundproofed polypropylene pipes with mineral filler.
Electricity: complete installation with Legrand Valena mechanisms, video intercom included.
Lighting: Energy-efficient design with LED spotlights indoors and outdoors.
Environmental protection: thermal and acoustic insulation in accordance with CTE HE and HR.

The DSM-Fene Residential Complex is being developed under responsible and sustainable construction criteria , complying with the standards of the Technical Building Code (CTE) and prioritizing local and efficient materials:

Exterior thermal insulation system (ETICS) that guarantees superior interior comfort.
Aerothermal energy as the main source of air conditioning, reducing energy consumption by up to 40% compared to conventional systems.
